Henley Investment Management and Chartway agree a deal to deliver 162 homes at Alkerden Village, Whitecliffe, Ebbsfleet.
In partnership with Chartway Partnerships Group, an award-winning South-East development firm, Henley Investment Management have secured funding to deliver 162 new homes, catering to the diverse needs of the growing Ebbsfleet community.
This joint venture will see the construction of a mix of purpose-built rental properties and affordable housing. Partnering with Packaged Living, the UK’s leading sustainable living specialist backed by Aviva Investors, and will deliver 121 high-quality single-family rental homes. Moat, a housing association in the South East, will acquire the remaining 41 plots to provide much-needed affordable housing options.
Planning consent has been granted for the 7.5-acre development, with construction commencing immediately and targeting completion by Q4 2026. The project boasts a gross development value of approximately £80 million.
A Sustainable Thriving Community
Continuing the partnership’s focus on creating sustainable communities, the new development will offer families highly energy-efficient homes designed to minimise ongoing energy usage, and therefore costs. All homes in the portfolio will use air source heat pumps and electric-only energy solutions, rather than gas-powered alternatives. The Whitecliffe development will also feature electric vehicle charging for every home, as well as wastewater heat recovery systems, photovoltaic panels, and battery storage, to help improve efficiency and further drive down costs.
These new homes become part of the wider Alkerden Village scheme, envisioned as a vibrant community with approximately 1,700 homes. Residents will enjoy a central market featuring a supermarket, gym, nursery, primary school, and secondary school, all conveniently located within walking distance. Akerden Village has excellent connectivity, with Ebbsfleet International Station just a 10-minute journey away, offering direct links to London St Pancras and Stratford International in less than 20 minutes. Bluewater shopping centre and surrounding areas are also easily accessible via the new Fastrack bus service.
